Kevin on the Issues

As VillageWalk continues to evolve, I believe we need forward-thinking leadership that balances experience with fresh ideas. With my background in law, governance, and risk management, I have spent my career analyzing complex issues, negotiating contracts, and ensuring compliance—skills that translate directly into responsible and effective HOA leadership.

I am also one of the younger homeowners in VillageWalk, which gives me a unique perspective on how we can modernize and enhance our community while preserving the qualities that make it a safe, secure, and desirable place to live. Below are five key areas I believe should be a priority in the upcoming term.

1. Strengthening Safety & Security

VillageWalk is a safe and secure community, but we must continue to proactively protect residents and our property values. Safety is not just about gates and cameras—it’s about smart policies, thorough vetting of vendors, and ensuring transparency in how we manage security issues.

As an attorney with extensive experience in risk management and corporate compliance, I will work to:

  • Review and improve safety policies to ensure they align with best practices.
  • Enhance vendor screening to ensure that every contractor, service provider, and employee working in our community meets high standards.
  • Increase transparency in security decisions, ensuring residents understand how safety measures are evaluated and implemented.

2. Embracing Technology for a More Efficient Community

The world is changing, and technology can improve our community’s efficiency, transparency, and engagement. Many communities are already integrating modern solutions, and it’s time for VillageWalk to do the same.

With my experience in advising businesses on compliance, efficiency, and best practices, I will advocate for:

  • More digital communication options for residents to receive updates and provide feedback.
  • Improved online HOA processes to make managing dues, requesting approvals, and submitting concerns easier.
  • Better security technology such as enhanced camera systems and modernized gate access controls.

Technology isn’t about replacing the way things have been done—it’s about making life easier and safer for everyone.

3. Improving Amenities & Rethinking the Restaurant Model

Our amenities should enhance our quality of life, but one ongoing challenge is our restaurant. It has struggled to succeed despite multiple attempts, and it’s time to rethink the service model rather than repeating past failures.

As someone with a background in contracts and negotiations, I will:

  • Explore all service models, such as rotating vendors, limited-service cafés, or hybrid catering options, or a small resident fee to ensure the restaurant’s sustainability.
  • Review contracts more critically to ensure we are making financially responsible decisions.
  • Survey residents to align future offerings with real demand and preferences.

The goal isn’t just to have a restaurant—it’s to ensure that our amenities actually add value to our community.

4. Fiscal Responsibility & Smart Budgeting

As a corporate attorney who has worked with businesses on financial best practices, I understand how bad contracts, unnecessary spending, and poor planning can create long-term problems. HOA finances should be transparent, well-managed, and forward-thinking to protect property values and avoid unnecessary fee increases.

I will focus on:

  • Carefully reviewing vendor contracts to ensure we are getting the best service for the best price.
  • Ensuring financial transparency, so residents feel confident in how their dues are being spent.
  • Prioritizing investments that add long-term value while avoiding unnecessary or rushed expenditures.

5. Encouraging a More Transparent & Inclusive Board

For too long, HOA boards have often operated with limited transparency, making decisions without enough input from residents. As a lawyer, I have spent my career advising organizations on governance, compliance, and fair decision-making. I believe that the best communities thrive when leadership is open, communicative, and willing to listen.

If elected, I will:

  • Push for better communication between the board and residents, including more frequent updates and Q&A sessions.
  • Ensure that policy changes are explained clearly, so homeowners are informed before decisions are made.
  • Advocate for better resident engagement—whether that’s through town halls, digital feedback forms, or more accessible meetings.

I don’t believe in decisions made behind closed doors. I believe in open, fair, and balanced leadership that respects the voices of all residents.
